Standardized Operating Procedures for Prospective Homebuyers
Under New York Real Property Law §442-H, real estate brokers must publish the steps prospective homebuyers need to complete before receiving services. These procedures apply to every prospective buyer working with James Wangelin and Marcy Wangelin, brokered by eXp Realty. Effective date: October 8, 2026.
1. Identification
Prospective homebuyers are not required to show identification to work with us.
2. Buyer agreement
Yes. Before we tour a home together, prospective homebuyers sign a written buyer representation agreement. It explains our services and how we are paid. You receive New York agency disclosure forms before you sign.
3. Mortgage pre-approval
Prospective homebuyers are not required to have mortgage pre-approval to work with us. Sellers may ask for a pre-approval letter or proof of funds when you make an offer.
These procedures are applied consistently to all prospective homebuyers. Earlier versions are archived and available on request.
