How do you decide what my home is worth?

We look at recent comparable sales, current competing listings, the home's condition and updates, and local conditions. Then we explain the reasoning. You can request a valuation. A valuation conversation is not a formal appraisal.

When is the best time to sell?

It depends on your goals and your property. Seasonal patterns exist in Western New York, but your personal timeline and the condition of the home often matter more. We talk through timing during your consultation.

Should I fix things before I list?

Fix safety issues and visible defects that would worry buyers. Large renovations do not always pay back. See preparing your home.

How long will it take to sell?

No one can promise a timeline. It depends on price, condition, location and the market at the time. After closing on a contract, timing also depends on the buyer's financing and inspection.

Do I need an attorney?

In New York, sellers commonly use a real estate attorney to review the contract and handle the closing. We can recommend local attorneys. We do not provide legal advice.

What disclosures do I have to make?

Disclosure requirements depend on the property and the law. Ask your attorney what applies to you, including any required property condition disclosure and lead-based paint disclosure for older homes.

What are the costs of selling?

Typical costs include agent compensation, attorney fees, transfer taxes and any repairs or credits negotiated. We review an estimate of your costs before you list so there are no surprises.

How will you market my house?

Can I sell a property that needs work or has tenants?
