1. Figure out who can sell
Usually the house can't be sold until someone has legal authority to sell it. If there's a will, the executor typically gets that authority through the Erie County Surrogate's Court (often called letters testamentary). If there's no will, the court appoints an administrator. If the house was in a trust or owned jointly, it may be simpler. An estate attorney will tell you which applies. This step is the one that most often takes time, so start it early.
2. Protect the house in the meantime
Keep the utilities on, the heat running in winter (frozen pipes are the most common disaster we see), the grass cut and the insurance active. Tell the insurance company the house is vacant, because many policies change when a home sits empty.
3. Decide: clean out and fix, or sell as-is
Many inherited homes sell as-is. A cleanout and a good cleaning almost always pay off; bigger repairs may not. We'll walk the house and tell you honestly. See selling as-is.
4. Price it and sell it
We'll price it off recent nearby sales, handle showings so the family doesn't have to, and work with the estate attorney through closing.
5. Taxes
Inherited property often has favorable tax treatment, but every situation is different. Talk to an accountant before you sell.

Questions we get
Common questions
Can I sell a house before probate is finished?
Generally you need someone with legal authority, like an executor with letters from the Surrogate's Court, before you can close. You can often prepare and even list while that's in process. Ask your estate attorney.
Do I have to clean out the house before selling?
No, but a cleanout usually helps it sell for more. Many estates sell as-is with some contents left; it's negotiable.
How long does it take to sell an inherited house?
The sale itself can take a month or two once you have authority to sell. The court process before that varies, so start with an estate attorney early.
