Step by step
From first conversation to closing
These are the typical stages. Timing, requirements and paperwork depend on your loan, the property and the contract.
Talk through your goals
We discuss what you want, your timeline and how you plan to use the property, whether as a home, a rental or both.
Get pre-approved
A lender reviews your finances and tells you what you can borrow. This sets your budget and strengthens your offers.
Define the search
We narrow communities, property types and must-haves, then set up a way to see new homes as they come to market.
Tour and evaluate
At showings, James looks at layout, condition, potential concerns, opportunities and likely future expenses, and shares what he sees.
Make an offer
We review comparable sales and the property's condition, then build an offer on price, terms and timing.
Contract and attorney review
In New York, buyers and sellers commonly use real estate attorneys to review the contract and handle the closing. We can introduce you to attorneys if you need one. We do not give legal advice.
Inspection, appraisal and loan approval
You arrange a home inspection, the lender orders an appraisal, and the loan moves toward final approval. Any repair requests or credits are negotiated here.
Closing and move-in
You complete a final walkthrough, sign closing documents, pay closing costs and receive the keys.

Ask questions about anything in a contract, disclosure or loan document that is unclear. Your attorney and lender can explain the legal and financial details.
Budget beyond the price
