Preparing Your Home for Sale
Preparation should earn its cost. We help you decide what is worth doing before listing and what is not, using James's renovation and investing experience.

A walkthrough with us will tailor this to your home. These are the areas we usually discuss.
Fix what buyers and inspectors will find
Leaks, broken fixtures, peeling paint and safety items. Small defects can raise bigger questions in an inspection.
Clean deeply
Kitchens, bathrooms, windows and floors. A clean home photographs and shows better.
Declutter and depersonalize
Clear counters and closets so buyers can picture their own belongings.
Improve light and curb appeal
Clean exteriors, tidy landscaping and working lights. In winter, clear walks and driveways before every showing.
Gather documents
Utility costs, recent repairs, warranties and permits for work done. Ask your attorney what must be disclosed.
Consider a pre-listing inspection
It can surface problems early, but it is not right for every property. We will talk through whether it makes sense for yours.
Spend wisely
Not every upgrade pays back
Large renovations right before a sale do not always return what they cost. James's renovation experience helps you separate repairs that matter from projects that do not. Sometimes the best move is to price the home for its condition and let the buyer decide.
