What is a good cap rate or DSCR?
There is no single answer. It depends on the property, the area and your goals. Many lenders look for a debt service coverage ratio above 1.0. Check with your lender for their requirements.
Should I buy a single-family or a multifamily?

Do I need a property manager?
Not necessarily. You can self-manage, but it takes time. Include management in your numbers either way.
