Plain answers to common questions about buying a home in Western New York. These are general answers. Your situation, loan and contract can change the details.

Do I need to be pre-approved before I start looking?

You can browse without it, but pre-approval is strongly recommended before touring seriously. It tells you your real budget and shows sellers that your offer is backed by a lender.

How much do I need for a down payment?

It depends on the loan program and the property type. Some programs allow less than 20 percent down, and some first-time buyer programs offer assistance. A lender can explain the options and the current terms for your situation.

Do I need a home inspection?

An inspection is your chance to learn about the condition of the structure and major systems before you are committed. Most buyers have one, and we recommend it. A licensed inspector performs it. James's walkthrough opinion supports the inspection but never replaces it.

What should I look for in an older Western New York home?

Ask about the roof, foundation and basement moisture, the sewer line, electrical and plumbing, heating and insulation. For homes built before 1978, ask about lead-based paint disclosures. See the first-time buyer guide.

Do I need a real estate attorney?

In New York, buyers and sellers commonly use real estate attorneys to review contracts and handle closings. We can introduce you to local attorneys. We do not give legal advice, so ask your attorney about any legal question.

What are closing costs?

Closing costs are the fees and prepaid items due at closing, such as lender and title charges, attorney fees and taxes or insurance set aside in advance. Your lender's Loan Estimate lists the costs for your loan.

How do property taxes work?

Property taxes vary by municipality and school district, and a home may be taxed by more than one jurisdiction. Ask for the current tax bill for any property you consider, and ask your attorney or the local assessor how a sale could affect future taxes.

Can you help me buy a two-family or multifamily to live in?
