Black Rock, Buffalo
Black Rock is one of the oldest corners of Buffalo, tucked along the Niagara River in the northwest part of the city. It was its own village until Buffalo annexed it in the 1850s, and it still feels a bit like its own place.
What the housing looks like
Mostly modest single-family homes, workers' cottages and doubles, a lot of them more than 100 years old. Lots are small, streets are tight, and you're close to the water: the Black Rock Canal, Unity Island and the Riverwalk trail along the Niagara are all right there.
Prices here have historically been below the city average, which is why we see a lot of first-time buyers and investors. It's also why condition varies so much from one house to the next.
What I look for on a Black Rock walkthrough
- Foundations and basements. Older stone and block foundations, and basements that see water in the spring.
- Electrical. Original wiring still turns up in houses this age. It affects both safety and your insurance.
- The sewer lateral. Clay lines from the house to the street crack and get root intrusion. A camera scope is cheap insurance.
- Two-family conversions. Make sure the unit count is legal before you count on that second rent.
Who it's a good fit for
Buyers who want city living near the water at a lower price point, and investors looking for doubles that rent well. If you want move-in ready, you'll be pickier here, but the right house is out there.

For a lot of people, yes. It's one of the more affordable parts of the city, you're near the river and the Riverwalk, and you're a short drive to downtown and the 190. Condition varies a lot, so the specific house matters more than the neighborhood.

Mostly older single-family homes, cottages and doubles on small lots, many built before 1920.
Is Black Rock good for rental property?
