Is Buffalo a Good Place to Invest in Rental Property in 2026?
Short answer: for investors who buy carefully, yes. Buffalo rents are rising faster than almost anywhere in the country, and purchase prices are still well below the national median. Here is what the data shows and what to watch.

- Rent growth: Buffalo had the fastest single-family rent growth of the 50 largest U.S. metros in the first half of 2026, at 3.6% (December 2025 to June 2026, Zillow Observed Rent Index, as reported by Arbor).
- Average rent: about $1,453 a month across all Buffalo apartments as of September 30, 2026, up 4.85% from a year earlier. Two-bedrooms averaged about $1,518 and three-bedrooms about $1,768 (RentCafe).
