Neighborhood guide

Living in West Seneca

West Seneca is a classic Southtowns suburb just past South Buffalo. Solid neighborhoods, one school district, and prices that usually land between the city and Orchard Park.

What the housing looks like

Lots of ranches, capes, split-levels and colonials from the 1950s through the 1980s, with some newer construction toward the south end. Most homes have driveways and garages, which matters here in January.

Things to know

  • One school district. The West Seneca Central School District serves the town, which makes things simpler than in some suburbs.
  • Creeks. Buffalo Creek and Cazenovia Creek run through town. Check the flood zone for any home near the water, and price flood insurance before you offer.
  • Snow. It's the Southtowns. Plan on it.

Questions we get

Common questions

Is West Seneca a good place to live?

A lot of people think so. It's close to the city, the 90 and the 400, it has its own school district, and homes are generally more affordable than in Orchard Park or Hamburg's newer areas.

Do homes in West Seneca need flood insurance?

Only some. Homes near Buffalo Creek and Cazenovia Creek can be in flood zones. Check the FEMA flood map for the exact address and get a quote early.
