Living in Niagara Falls and Lewiston
Niagara Falls and Lewiston are 15 minutes apart and feel completely different. Niagara Falls has some of the most affordable homes in the region. Lewiston is a historic village on the river.
Niagara Falls
The city has a lot of older single-family homes and doubles at low prices, which draws first-time buyers and investors. Condition varies a lot from block to block, so the specific house and street matter more than the city name. Tourism keeps short-term rental demand alive near the falls, but check the city's current rules before you buy for that.
Lewiston
The Village of Lewiston has a historic Center Street, restaurants, Artpark and the river. Niagara University is nearby. Homes in and around the village are in demand and priced well above the city of Niagara Falls. Most of the area is served by the Lewiston-Porter school district.
What we check
- Older systems and deferred maintenance on lower-priced city homes.
- Legal unit counts and rental registration requirements for investment property.
- Niagara County tax bills, which differ from Erie County.
