Living in Clarence
Clarence is where a lot of families go for more land and a highly regarded school district. It's more spread out and more expensive than the inner suburbs.
What it's like
Bigger lots, newer homes, and a lot of open space. Main Street runs through Clarence Hollow, Clarence Center has its own small-town feel, and the Clarence Pathways trail system is great for walking and biking.
What we check in Clarence
- Well and septic. Some properties, especially in the northern and rural parts of town, aren't on public water or sewer. Test the well and inspect the septic system.
- Drainage. Large lots and flat land can mean wet yards and basements. Ask about sump pumps.
- School district. Most of the town is Clarence Central, but confirm it for the address.

Why do people move to Clarence?
Mostly for the schools and the space. Clarence Central has a strong reputation, and lots are larger than in most of the other suburbs.
Are homes in Clarence on public sewer?
Many are, but some rural properties use wells and septic systems. Ask before you offer and inspect both if they apply.
