Living in Cheektowaga

Cheektowaga is one of the best values close to the city. It's right on Buffalo's east border, it's home to the airport and the Walden Galleria, and you can still find solid, affordable houses here.

What the housing looks like

Mostly capes, ranches and some doubles from the 1940s through the 1960s, on regular suburban lots. A lot of first-time buyers and downsizers end up here because the price per square foot is friendlier than the Northtowns, and the commute anywhere in the metro is short.

A few things people don't realize

  • It's split into a lot of school districts. Cheektowaga Central, Maryvale, Cleveland Hill, Cheektowaga-Sloan, Depew and parts of Williamsville all serve parts of the town. Check the exact address.
  • Villages inside the town. The Village of Sloan and part of the Village of Depew are in Cheektowaga, and they add village taxes.
  • Airport noise. Some neighborhoods sit under flight paths. Visit at different times of day before you buy.

What we check

Original electrical and plumbing on mid-century homes, basement water, roof age, and whether a "two-family" is legally a two-family.
