Buffalo neighborhoods
South Buffalo, Buffalo
South Buffalo is close-knit, full of long-time owners, and known for well-kept single-family homes. James recently sold a home on Augusta Street.
What the housing looks like
A lot of single-family homes and some doubles, mostly from the early to mid 1900s, with neat yards and driveways. Cazenovia Park, an Olmsted-designed park, is the neighborhood's centerpiece, and Seneca Street and Abbott Road are the main commercial strips.
Why people like it
A strong sense of community, generally more affordable prices than North Buffalo or the Elmwood Village, and a short drive to downtown and the Southtowns.
What we check
- Roof age, basements and sewer laterals.
- Heating and electrical updates on older homes.
- Flood zones for homes near Cazenovia Creek or the Buffalo River.
