Buffalo neighborhoods
North Buffalo, Buffalo
North Buffalo is where a lot of families land when they want city life without the Elmwood prices. Hertel Avenue, Delaware Park and the zoo are right there.
What the housing looks like
Mostly single-family homes and doubles from the 1910s through the 1930s, many with original woodwork, on tree-lined streets. Parkside, next to Delaware Park and the Buffalo Zoo, has some of the most beautiful houses in the city.
Why people like it
Hertel Avenue's restaurants and shops, the park, quick access to the 33 and the 198, and a neighborhood feel that's hard to find.
What we check
- Basements, foundations and sewer laterals on 100-year-old homes.
- Heating systems and electrical updates.
- Legal unit counts on doubles.
