Buffalo neighborhoods
Elmwood Village, Buffalo
The Elmwood Village is the neighborhood people picture when they think of living in Buffalo: Victorian houses, porches, and Elmwood Avenue's shops and restaurants a few blocks away.
What the housing looks like
Big late-1800s and early-1900s single-family homes, plenty of Buffalo doubles, and some apartment conversions. Delaware Park, Buffalo State and the Buffalo AKG Art Museum are all nearby.
What to expect
It's one of the most in-demand parts of the city, so good houses move fast and often over asking. Doubles here rent easily, which makes them popular with owner-occupants who want help with the mortgage.
What we check
- Parking. Many houses share a driveway or have none.
- Old boilers, wiring and plumbing in the big houses.
- Porches, roofs and gutters, which are expensive to redo on a three-story Victorian.
- Lead paint, especially if you'll rent a unit.

Questions we get
Common questions
Is the Elmwood Village expensive?
It's one of the higher-priced neighborhoods in the City of Buffalo, because it's walkable and in demand, but it's still affordable compared with similar neighborhoods in most big cities.
Are there doubles for sale in the Elmwood Village?
Yes, they're common. They don't stay on the market long, so get pre-approved and be ready to move.
